Lending institutions charge various fees to have money wired in or out. Our wire fee is charged to cover these various costs. If a lending institution issues a direct check at closing, this fee may be waived.
The title plant will do a complete background check of the title to the property a borrower/purchaser is closing on. The search will provide a current Warranty Deed, Deed of Trust and highlight requirements to close in order for a Title Insurance Policy to be awarded.
DELIVERY FEE/SHIPPING FEE’S
Delivery/Shipping fees cover costs of loan packages being shipped to borrowers and/or lenders via shipping companies. *Costs may vary depending on shipping conditions and locations.

This fee covers the cost to electronically record certain closing documents with various counties. This service allows documents to be recorded the same day as closing in most cases. Not all counties accept E-Recordings. Therefore the charge will not be applied when not needed.
REFINANCE CLOSING FEE
This fee applies to refinance transactions only. This fee is charged to the borrowers who are refinancing their property.
EMAIL DOC FEE
This fee covers the cost of printing and copying of an entire loan package. If a lender provides the loan package via courier or in person, this fee may be waived.
PURCHASE CLOSING FEE
This fee applies to purchase transactions only. Typically the buyer and seller split the fee at closing.
CLOSING PROTECTION LETTER (CPL)
The CPL may indemnify lenders, owners and sellers against loss of settlement funds due to the acts or omissions of division closers, including theft of settlement funds and failure to comply with written closing instructions.
TITLE INSURANCE & TITLE SERVICE CHARGE
Title insurance is protection against loss arising from problems connected to the title to your property. The amount charged is solely based on loan amount/purchase price.
